Night Tube series: Top six areas in London to buy a house along the Northern Line

Stretching out from the very north of London to the very south, the Northern Line is one of the Tube's most comprehensive – and oldest – on the Underground.

The track between Stockwell and Borough opened in 1890, making it the longest-surviving deep-level Tube line on the network.

In addition to the Night Tube, it will also be given a new lease of life once it's extended into the £15bn regenerated Nine Elms and Battersea Power station in 2019 and it offers the rare opportunity to invest in the last affordable area in Zone One – Elephant & Castle – which is also currently undergoing a sizeable transformation.

Dan Parker, head of lettings for Savills' branches in north and east London, has picked his top six areas to buy into along the line, he says:

“The possible promise of Zone Four at either end of the line – around Morden and Burnt Oak – which not only look like good value, but hopefully come with the promise of a seat during rush hour commutes.”

1. Hampstead

With its ample greenery and sleepy village lifestyle in Zone Two, it's no wonder Hampstead is an area currently in high demand.

But good quality housing is in short supply, which has resulted in skyrocketing house price values. Mount Anvil is currently re-developing around two and a half acres of it on Kidderpore Avenue.

2. Tottenham Court Road

For years, this area has been reserved for retail therapy and socialising but the arrival of a major Crossrail hub in 2018 has put it on the map as a residential location for the first time in centuries. Almacantar's conversion of Centre Point tower into luxury apartments has also been drawing a lot of attention to the area recently.

3. London Bridge

Even though it's within walking distance of the City, London Bridge has built up quite a commercial clientele of its own in recent years.

The arrival of The Shard and the revival of Borough Market has also served to boost the area's profile and there are landmark housing projects nearby, such as Berkeley Group's One Tower Bridge.

4. Elephant & Castle

Billed by many as the last affordable residential spot in Zone One, Lend Lease is spearheading an enormous regeneration over the next ten years.

The £3bn project will include a new skyscraper, One The Elephant, plenty of new green space, a rejuvenated shopping centre and the transformation of Heygate Estate into Elephant Park.

5. Stockwell

For its position south of the river, it's relatively well connected (it’s also on the Victoria Line, making it a doublehitter on the Night Tube network).

You can also buy homes at a lower price point than many Zone Two locations and many buyers are migrating towards the area after being priced out of trendier Clapham.

6. High Barnet

If you want to invest in the northeastern fork of the line, High Barnet is a good value bet. Three regeneration points have been pinpointed nearby, including the Cricklewood, Brent Cross and West Hendon areas.

It’s all the way out in Zone Five, but it's worth considering if you're looking for a family-sized home with direct links into the City via Bank.
