Tooting property prices: A fun, if a little pricey, area to buy a house on the Northern Line

Not only does Tooting bear one of the most charming names out of all of London’s precincts, the Zone Three area has pretty good connections to the central London thanks to the Northern Line.

A largely residential area, the rows of terraced housing have recently proven popular with the hordes of young professionals that descend on the capital, dreaming of highflying jobs and an affordable place to live.

Its reputation has also been bolstered in recent years by its burgeoning foodie scene. Once famed for its authentic, ethnically diverse restaurants that lined the high street, such as Sree Krishna and Mirch Masala (a particular favourite of Tooting MP and newly crowned Labour mayoral candidate Sadiq Khan), trendier franchises have recently started to move in, such as Honest Burger and Chicken Shop.

“Tooting is an area that has recently experienced a rapid period of market growth and regeneration,” says Noel Lawrence, sales manager at Kinleigh, Folkard & Hayward’s Tooting branch.

“Thanks to the excellent transport links and the recent influx of trendy restaurants and bars, Tooting Broadway has become popular with first-time buyers. These are mainly young professional couples attracted by period conversion flats and maisonettes, as well as new build properties under construction in the area.

“Easy access to the City and large employers such as St George’s Hospital help make Tooting attractive to buy-to-let investors as well, with rental yields remaining strong in the area.”

Your typical first-time buyer two bedroom house will sell for between £450,000 to £550,000, according to KFH Tooting, but the Furzedown ward offers larger period family houses for between £850,000 and £1.1m.

A number of new developments are also cropping up around the area, such as Coverton Mews on the Broadway, which start from around £660,000.

House prices aside, there are plenty of good primary and secondary schools nearby, a great 221 acre park in the form of Tooting Common and a summer hang out in Tooting Bec Lido, which has the second largest surface area of any swimming pool in the UK.
