New beginnings in north London: Woodberry Down joins regeneration move

Most of London’s council estates have been used in a film as an “edgy, urban” backdrop at some point. But Woodberry Down, one of the largest housing redevelopments in Britain, had the dubious honour of being used as a stand-in for the Warsaw ghetto in Schindler’s List. 

 

You may not have heard of it, but housebuilder Berkeley Homes is banking on the surrounding greenery and central Hackney location to change its fortunes. This patch of Zone Two in north east London sits just north of Stoke Newington and just east of Finsbury Park, parked right next to Manor House underground station on the Piccadilly Line and a rather beautiful reservoir. The first homes on Woodberry Down, named The Park Collection, went on sale last week, comprising 180 studios, one, two and three bedroom apartments and penthouses arranged across three buildings.

 

The highest, the Kingly Building, is a 19-storey skyscraper of 97 apartments with views over the city from the east to the south west; Odell House packs in 47 apartments over 10 floors; and the final building, The Parkhouse, has 36 apartments over nine floors. 

 

In addition to the reservoir, which has a sailing club and a number of watersports available, Finsbury Park and Clissold Park are nearby and the homes overlook a new four-acre Spring Park. There are also plans for a new restaurant on the ground floor of Odell House, 50,000sqft of retail space, a business and community centre and a secondary school academy.
