Property of the Fortnight: Mayfair’s “upside down” house on the market for £7.25m
A Californian-style party pad has entered the market in one of London’s most austere districts – and it’s a bargain at £7m, according its sales agent.
The three-bedroom, six floor house in Hays Mews in Mayfair is unusual for UK buyers with its “upside down” layout, in which the bedrooms are to be found on the lower floors and the living and dining rooms are stacked on top.
The style was in vogue during the 50s and 60s, when architects saw the opportunity to take advantage of soaring views over the Hollywood Hills, by planning entertaining spaces as high up in a building as possible.
With three living looms, a roof terrace and a cinema room with a built-in bar, this house is ready to party.
The owner can also show off their wheels to guests on the way up, as the ground floor is home to an integral garage that’s big enough to house a Rolls-Royce and a five person passenger lift to all floors.
Spread over 3,300sqft, the house won an architecture award in 2012 for its innovative design and it’s a steal at £7.25m, says Martin Bikhit, managing director of Kay & Co, the agency representing the property.
“The house is extremely competitively priced for the centre of Mayfair, being under £2,200 per sqft with property prices in the immediate surroundings reaching £3,500 per sqft, and some property in close proximity to Hays Mews reaching £5,000 per sqft.
“If buying as a second home, prospective buyers could save up to £220,000 compared to when new Stamp Duty Land Tax regulations come into effect in April.”
